The large majority of our business is conducted with corporate clients obtaining ownership and possession through the foreclosure process. Either prior to or during the process we are called in to determine the current market value in "as is" and repaired condition via a drive by inspection. After possession is taken by the lender/owner, we inspect the property, determine current market value in "as is" and repaired condition and obtain and let repairs determined to be necessary by the lender/owner. The REO property is marketed through price and terms negotiation, with multiple offers if necessary, to a successful closing and transfer of deed.
